Wilanów District: Bet on self-sufficient settlements
“Miasteczko Wilanow” is an area of the Wilanow district, which is a modern housing estate in the left-bank part of the investment map of Warsaw, still attracting investors. As one of the first settlements in Warsaw it was built on the basis of a comprehensive project called ‘masterplan’, whose creation was commissioned by Prokom Investments Company.
The aim of the main investor was to design a self-contained, multi-residential settlement, which meets all the needs of residents’ daily life. The project provides very high density housing, intended to foster activity environment consistent with the area’s function as the entertainment, office, cultural and religious center of the district. It was also aimed at promoting the active forms of recreation and ecological lifestyle, ensuring green spaces, bicycle paths and jogging tracks.

The outcome of the Investment Environments LLC office team work, led by Guy C. Perry, is the modern settlement of a coherent architectural concept. The area of this self-contained complex has been covered by the assumptions of the West Wilanow district zoning plan.
One of the most representational objects of Miasteczko Wilanow are the Wilanow Palace, along with the landscape and Wilanow Lake associated to it and the Temple of Divine Providence, which invariably arouses strong controversy not only among the inhabitants of the district. The complex also has the Medicover hospital, which guarantees medical care.
Apartamenty Villa Nobile
One of the main objectives of the project is limiting investments to a low building with dense structure (height of the building cannot exceed 20 m). The plan defines also the range of colors and materials that should be used in every investment realization. The service sector has been included in the strictly defined framework – the service point can be located mainly on the ground floor of the residential buildings.
In 2014 we celebrated the inauguration of a first decade of work on the implementation of the Miasteczko Wilanow district masterplan. Today we know that investor rather managed to fulfill assumptions regarding the creation of a well-functioning hub. Within 5 years it will be also built a tram line, linking the settlement with the city center. Implementation of the project is realized by the consortium of Safege S.A.S. and Schuessler – Plan Engineers LLC, which have already concluded an agreement with the Trams Warsaw LLC. The tender for the project were to create so-called green tracks, which fits perfectly into the dynamic concept of the settlement.
Investments in Miasteczko Wilanow district
Wilanow is an attractive investment area with developed infrastructure. There are ongoing discussions on the largest construction project in this area, concerning investment in the shopping center called ‘Wilanow Gallery’. Self-contained settlement still remains an interesting prospect for residential buildings at the same time. Developers meet consumer needs, offering solutions targeted for both families and individual customers.
A few Robyg company investments, such as: ‘Apartments Villa Nobile’, ‘Royal Park’ and ‘Young Wilanow’ returned a higher rate of interest of Wilanow area. “Birch Corner” housing estate is an offer aimed at families, dedicated to the youngest members of the household. The first part of the investments will be completed by Budimex Company in 2017.
It is only a few of the investments which are carried out on the area of the Miasteczko Wilanow district. This modern complex won urban planning competitions several times – among others the title of ‘Excellence of the Year’, awarded by the planning organization ISOCARP and the ‘Award for Excellence’ – ULI Global Award for Excellence in 2010, conferred by the Urban Land Institute.Open modal
